Nancy Baca – President

Brentwood, California

EDUCATION:
• 1971 Bachelor of Arts Degree
• 1972 California Teaching Credential (Lifetime)
• 1991 Master of Library Science Degree

QUALIFYING EXPERIENCE:
Prior to retirement, I managed a 45-person team that purchased, processed, and distributed library materials with a multimillion-dollar budget. We also managed databases in 12 locations. I have many years of effective management skills and remain active in the Metropolitan Community Church.

I have been a Makai Club Resort owner since 1992. I own multiple weeks in the condos and cottages and I return yearly. I have been a Board Member since 2001 and have served as President since June 2007. During my tenure, much-needed renovations have been completed, the property has experienced dramatic financial improvement in areas such as delinquency reduction, increases in revenues and net operating income and the resort has achieved RCI Gold Crown level with our numerous five-starratings. I meet bi-weekly with our management company to give approval and direction.

OBJECTIVES:
I own four weeks at Makai Club Resort, and building on our past success is very important to me. I appreciate the trust you have placed in me and the rest of the Board over the past several years. I ask that you would vote for my continued presence on the Board as an experienced and productive member who has helped bring about many positive changes.

1. Keep Makai Club Resort at RCI Gold Crown level without added costs or special assessments.
2. Evaluate budgets to keep Assessments at the lowest possible levels while still maintaining our property.
3. Work with our management company to enhance ownership benefits at Makai Club Resort and in general.

Shirley Kaminsky – Vice President (Cottages IOA & AOAO)

I currently serve as Vice President of the Makai Club Cottages. I have served on the board since 2007 and bring a diverse background of experience to the association. Though the Makai Club had to close for several months during the pandemic and has had subsequent problems with staffing and more, the Makai Club has remained solvent and has continued to maintain its Gold Crown status, thanks to the excellent management team we have with Grand Pacific Resorts, as well as the fantastic associates and management team we have locally on Kauai.

I am a retired registered nurse with management experience, have owned my own businesses and have served on both for profit and non- profit boards over the past 40+ years. My husband and I have a deep love of Kauai and the Makai Club where we have owned since 1989.

I am proud of how cohesively our board has worked the past several years to restore the Makai Club. In our partnership with the Grand Pacific Resort Management team for the past ten years, the Makai Club is the best it has ever been. We strive to represent you and your interests in the best possible way and to maintain the uniqueness, character and charm of the Makai Club while meeting the highest of industry standards. Richard “Dick” Beeman – Treasurer (Condos & Cottages IOA/AOAO)

I have been on your Board of Directors for 17 years now – time does seem to fly! I have served as both Secretary and, more recently, Treasurer. Until my retirement several years ago, I maintained a license as a Certified Public Accountant (CPA) in the State of Utah, where I reside with my wife, Caren. We fell in love with the unique nature of Makai on our first visit, and it continues to this day.

I have seen a number of changes at Makai during my tenure, and have worked closely with other owner/Board members to try to constantly improve our property. When I first started, the management company, Pahio, told the Board that several buildings had deteriorated to such a degree that everything would have to be demolished and rebuilt – by them. Instead of accepting this, the Board investigated and found we could keep the buildings, and the unique character of the property that we love. This discovery lead to the extensive renovations, both inside and out, and the purchase and renovation of the Clubhouse. We then looked closely at our management company and decided we could do better. Since we negotiated a management contract with Grand Pacific, owner satisfaction has continually increased, we have our own permanent staff, no longer have to go to another resort to check in, and the grounds have never looked better!

Even after the Covid-19 difficulties, the resort remains in a secure financial position. A robust rental program helps to keep our operating expenses within budget, and our reserve accounts remain well above industry averages.

Although things are going very well at Makai, we need to maintain continued involvement. I wish to continue to improve Makai. I believe strongly that the interest of owners is best served when Board members are also owners. We learned in past years that corporations have used their votes to put their employees on the boards. These individuals put the interest of the corporation first, rather than the interest of owners. Your vote for me and other current owner/Board members will ensure that your best interests will continue to put to the forefront.

Dianne Tersoni – Secretary (Condos & Cottages IOA/AOAO)

EDUCATION:
BS Accountancy 1983; MBA with concentration in Human Resources 1989. I have been a condo owner since 1986 and a cottage owner since 2000. I have a deep love for Makai Club and the island of Kauai and return annually to vacation. I would like to continue to serve on the board and partner with our management company, Grand Pacific, to ensure our improvements are well-maintained, our budgets are monitored and the lines of communication between the board, GPRM and the owners remain open and effective.

QUALIFYING EXPERIENCE:
More than 35 years in the Finance and Human Resources fields. I have been a member of the Makai Boards since 2002, serving as Director, Treasurer and Secretary. During this time the resort has been renovated and the property restored to a higher level of satisfaction for owners and guests.

OBJECTIVES:
First and foremost is to keep Makai Club owner controlled. I would like to continue to work with Grand Pacific to find cost-effective solutions in the maintenance and improvement of our property; review budgets for accuracy and reasonableness and ensure we always keep the owners informed.

John “Jack” Carter – Director (Cottages IOA/AOAO)

I have been a Makai Club Cottage owner for 19 years and have served on the Board of Directors since 2008. I have also served as President of the Rotary Club of Green Valley Rotary Club, am a member of the Contact Lens Society of America and the Safety Director for the Tucson Harley Owners Group. Most recently, I became a licensed Realtor in Green Valley, Arizona.

Previously, I owned my own custom contact lens design company. I retired after operating the business for 28 years. During my recent tenure on Board, we’ve seen needed renovations completed, the property has experienced dramatic financial improvement in areas such as delinquency reduction, increases in revenues and net operating income and the resort has achieved and maintained RCI Gold Crown level.

I feel qualified for another term due to my long-term involvement in turning Makai into a first class resort. With an excellent management company in place, I would like to stay involved with the team to make sure we never let Makai slide back to the past.

Dean Stroker – Vice President (Condos IOA) & (Condos AOAO)

My wife and I have been Makai Club Condo owners for the past 34-years. I have also been a Makai Condo Board Member for the last 6-years.

My 36-year professional career as a Marketing & Advertising Executive has spanned many industries and fortune 1000 companies. I am a former board president for a 220-home, gated community in Snellville, GA. I also own and manage several residential investment properties and I am a partner/developer in a 96-bed student housing complex in North Georgia.

I am so proud and honored to have served on the Makai Club board. With your vote and support, I promise to continue to make decisions that are in the best interest of our owners and their families.

Debra Day Olivier – Director (Condos IOA/AOAO)

RESIDENCE: Salt Lake City, Utah

BACKGROUND: My family has a deep love for Hawaii where we lived for 2 wonderful years. My father became an owner at the Makai Club after kayaking with dolphins near Kilauea Lighthouse more than twenty years ago, and his weeks passed to me in 1996. Marc and I honeymooned at the Makai Club, we are owners of both cottage and condo weeks for frequent visits.

QUALIFYING EXPERIENCE: Teaching and directing special needs children in Delaware, Wyoming and Utah has been my passion. I managed art galleries very successfully 4 years before returning to teaching. For 15+ years I have concurrently managed residential investment properties.

As a former chair, secretary and board member of 3 non-profit boards, I have been an effective fund raiser, collaboration forger on projects in Africa, large event co-chair and idea generator.

OBJECTIVE: As during the past 4 years, as a board member I will continue to strive to keep assessments at the lowest possible level, maintain Gold Crown status, and continue improving the Makai Club. I wish to thank our Makai associates and managers for going above and beyond this year to provide a stay filled with aloha for guests at the Makai Club.
